This is the Zero Net Energy Center located about 15 miles southeast of San Francisco in San Leandro. This building is a proof that an existing building can be retrofitted to a net zero energy building. I took this pic but all facts mentioned here are borrowed from the HPB Magazine.

The building is a training center for future electricians. It is owned by IBEW Local 595 and NECA Northern California Chapter. It was built in 1981 and went through major renovations from 2011-13 when 92% of the building’s existing structure and envelope was retained. Over 80% of the existing glazing was retained as well. Bike storage and charging stations are provided to encourage building users to use alternative transportation. 5% of total parking spots are reserved for plug-in electric vehicles.

There are windmills in the front of the building and solar pv on the roof. The building produced 20.83 kBtu/sf of energy in its first year, and consumed 15.32 kBtu/sf, for a net energy use intensity (EUI) of –5.49 kBtu/sf. The local outdoor air temperature meets the cooling load during more than 70% of occupied hours, while also optimizing indoor air quality and comfort. During more than 30% of occupied hours, wind pressure provides free cooling ventilation to reduce fan energy consumption.

One of the first large-scale buildings in the nation that was converted into a zero net energy building (as opposed to constructing a zero net energy building from the ground up). I proud to attend the dedication ceremony as Mayor of San Leandro joined by Governor Jerry Brown and U.S. Representative Barbara Lee.
